Crowdfunding

The Valley of Secrets VII project from Lithuania is raising investments in the amount of 109,900 euros for re_development with an expected annual return of 9.2-10.2%. The minimum investment amount is 100 euros.

The loan term is 12 months, which means the period for the borrower to repay the borrowed amount and interest on the loan. In this case, the borrower must repay the loan within 12 months after receiving the loan.

The project has a Loan-to-Value (LTV) ratio of 75%, which is within the established maximum value of 85%. Such LTV restrictions are set to reduce risks for the lender and ensure a more stable financial position of the project. For example, the lower the LTV, the lower the risk of default, as the borrower has more equity in the project.

The internal project number is P00001274-7 on the licensed crowdfunding platform Profitus from Lithuania. The platform states that they obtained a license in November 2023 from the European crowdfunding regulator ESMA. The ESMA license is quite complex, as out of over 1000 platforms in Europe in early 2024, only 150 managed to obtain this license.

Please note, the platform specifies that this information should not be construed as a recommendation, advice, or invitation to use a specific investment service and is not considered the basis or part of subsequent transactions. Investing always carries the risk of losing part or all of the investments. I agree with Profitus platform and also recommend approaching investing responsibly by diversifying your investments. In the European Union countries, crowdfunding is not prohibited by the Deposit Insurance and Investor Responsibility Law.

Replying to Laura

Laura, the expected annual return of up to 10.2% and the project's Loan-to-Value ratio of 75% make this re_development project from Lithuania quite attractive for investment. The potential for a solid return combined with a conservative LTV ratio indicates a well-balanced risk-reward profile. Considering the current market conditions and the growth potential in the re_development sector, this project seems to offer a promising opportunity for investors seeking stable returns. The strategic location of the project, along with the strong demand for redeveloped properties in Lithuania, further supports the investment thesis. Overall, investing in this project could be a prudent decision for those looking to diversify their portfolio and capitalize on the re_development trend in Lithuania
