HOCHoben: Transforming Mallnitz - A Sustainable Alpine Camping Resort and Chalet Village

On a 6.5-hectare site on the western edge of Mallnitz, the Alpin Camping Area and Chalet Village HOCHoben are taking shape. The project includes 94 spacious pitches, winter-proof mobile homes, and 18 modern chalets. Nestled in the mountaineer village of Mallnitz, the Alpin Camping and Chalet Village HOCHoben is a modern campsite offering 94 generous pitches, winter-resistant mobile homes, and eventually 18 modern chalets.

 

The project also includes a spacious main building with reception, gastronomy, a shop, and sanitary facilities. All pitches come with water and sewage connections, electricity, cable TV, and Wi-Fi. In addition to the camping facilities, a chalet village with 18 units is being developed on the southwestern side of the area. The first 5 units are expected to be completed by the end of 2019. A ski and toboggan hill, equipped with a magic carpet and snowmaking system, will be built to the north in cooperation with the Mallnitz Tourism Association.

 

The campsite also features drying rooms for ski and ski boots, washing machines, a dishwashing area, rental bathrooms, a children's playground, a vehicle washing area, and a charging station for electric cars and e-bikes. A dog shower complements the amenities for dog owners. The on-site shop, while compact, will offer regional products and essential camping supplies.

 

Investment in the project supports the development of a new tourism offering in the Hohe Tauern National Park. Mallnitz, with its tranquil ambiance, has been a tourist destination for over a century. The creation of new accommodations aligns with the region's goal of enhancing the quality of hospitality.

 

Crowdfunding is sought to fund the final expansion of the gastronomy section. Construction began in April 2019, with the camping area and the first 5 chalets expected to be operational by December 2019. The ACM GmbH (Alpin Camping Mallnitz), founded in November 2017, is the entity behind the project, aiming to implement the camping site with chalets. The goal is to contribute to sustainable tourism, emphasizing harmony between nature, people, and the economy.

 

The total investment for the camping site is €2.5 million (with chalets, costs reach €7 million). A significant portion is covered by equity, with the remainder (€1.6 million) financed through banks and grants. Crowdfunding aims to raise up to €500,000 for further expansion steps. The HOCHoben total area includes the main building, restaurant, shop, reception, and sanitary facilities.

 

Northern and southern sides feature 51 and 43 pitches, respectively. An elevated area houses the chalet area for 18 units. A magic carpet for future play and fun hills is planned westward from the main building. Investors can choose from various loan packages, each offering different interest rates and repayment structures. Club memberships with exclusive benefits are also available based on investment amounts.
